In brief

What works, what to weigh

+

Strengths

4 reasons to book
  • Host attentiveness — Guests repeatedly mention Massimo and Mario by name for their helpfulness, from maps and travel tips to early check-in allowances and even a snack for an early departure.
  • Location near Termini — About a 10-minute walk from Termini station and 2 minutes from the Vittorio Emanuele metro stop, making it easy to reach and to explore the city.
  • Value for money — With rates from £43 per night in a 5-star category, several guests describe it as great value, especially for travelers who plan to be out all day.
  • Cleanliness and daily housekeeping — Rooms are cleaned daily, beds made, and towels changed regularly, according to several reviews.

Worth weighing

4 to weigh
  • Simple rooms and shared facilities — One review notes a shared bathroom, and amenities are basic (no private bathroom guaranteed, no tea/coffee in room beyond kettle).
  • Small scale — With only 13 rooms, availability may be limited, and the intimate setup may not suit travelers wanting full hotel services.
  • Mixed breakfast experience — Breakfast is served at a nearby bar, which is convenient but not a full buffet; some guests found it small, though tasty.
  • Check-out time is early — Check-out is from 03:00 to 10:00, so guests must leave by 10 AM, which may be early for some.

“The host, Massimo, was attentive and helpful, providing us with maps and transportation info. The room was super clean and cozy, with daily housekeeping. The location was convenient and easy to access various attractions.”

“We liked the location of the Sunny Roma, because it is near Roma Termini and very easy to find, contrary to what other travelers said. You just have to follow the map of Rome and go to 2F. No problem. It was very cosy to stay in such a building; you feel just like a Roman. The people from the bed and breakfast were nice, although they didn't speak good Italian or English. But that didn't bother us, because we knew our way around the city so we didn't need any help. The air conditioning was also very nice.”

“Everything was perfect at that hotel. The Vittorio Emanuele subway stop is an easy walk to the place, some 10 minutes on foot.”

“Great value for money! The breakfast was perfect with something for everyone, including fresh pastries and cereal. The location was very convenient, only a short walk to the ancient center and with easy access to buses. The property was clean, comfy, and easy to find. Great for those on a budget and looking for a convenient location.”

“The owner Mario Lee was very friendly and helpful. Before we came he sent us a letter with a map and directions how to get from the train station. When we had questions he always helped us, showing places to visit on the map. We were a little bit late with check-out and Mario didn't kick us out - he was very polite.”

“Our 5-day stay in Holiday Sunny Roma B&B was a very good decision. The description is very precise. Localization is perfect - 10 min walking from Termini station and 2 min from subway Vittorio Emanuele. Breakfast was small but tasty - freshly baked croissant and a cup of great Italian coffee served across the street in a small bar called Piccolo Bar. The room was clean, very high and large but also very comfortable. It was cleaned every day, the bed was made every day, the towels were changed every 2 days. There was a hair dryer in the bathroom. The host Mario is a very friendly and helpful man. We arrived before the check-in time and Mario suggested we leave our luggage and go to the center so we didn't have to carry bags until 1 p.m. On the last day we couldn't eat breakfast because we were leaving early; the evening before, Mario brought us a snack for our journey. A really nice gesture. We definitely recommend the place and if we ever go to beautiful Rome again, we will stay. PS: Rome in March is fantastic!”
